Camden is a vibrant area of north London, famous for its markets and music scene. It has a reputation for attracting bohemians, arty and creative types. However, the residents of Camden are diverse, young professionals and families are common residents of Camden, and the area has the highest student population in London.

There is a wide range of property types available in Camden, including lovely Georgian and Victorian terraces and larger Victorian houses, many of which have been converted into apartments. Camden was once an area of warehouses, and many have been converted into stylish flats. Camden has an excellent choice of properties, fanatic schools and an admirable location in the heart of London. Residents of Camden benefit from outstanding transport connections throughout London, across the UK and internationally.

Despite Camden’s reputation for being grungy and alternative, it is a highly desirable area, and the property prices reflect this. Away from the main drag, the tree-lined streets are quiet and full of stunning architecture. There are exciting opportunities for buy-to-let landlords in Camden, there is high demand for rental property, and so rents are also high. Consistently high property prices also mean strong capital appreciation as well as steady rental income.

Camden’s market stretches from Camden Lock down the High Street and up Chalk Farm Road and is home to over 1,000 shops and stalls, including vintage clothing, jewellery, street food vendors, bars and cafes. Whole Foods has a branch in Camden, and there is a large Sainsburys and Morrisons nearby.

Camden residents are spoilt for choice of bars and eateries. Budget options are plentiful, particularly around the market with a diverse and exciting street food scene. The best high-end restaurants in Camden are Gordon Ramsay’s York & Albany, on Parkway, and Michael Nadra in Primrose Hill.

There are three northern line tube stations in Camden, Camden Town, Chalk Farm and Mornington Crescent. Camden Road has frequent Overground trains with services to Gospel Oak and Stratford. Kings Cross St Pancras and Euston stations are within walking distance or a short bus ride and offer Eurostar, national train services and London Underground connections. There are plenty of bus options too, with services into the city and the west end.

For cyclists, there are many cycle routes in Camden town that are separated from the main traffic. You can also cycle along the Regent’s Canal towpath.

Camden has an excellent reputation for schools, and homes to buy and rent close to popular schools in Camden are highly sought after. Outstanding primary schools are Richard Cobden, Primrose Hill School, Abacus Belsize Primary School and Kentish Town CofE Primary School.

Nearby secondary schools are Camden School for Girls (aged 11 to 18, with boys in the sixth form), The St Marylebone CofE School (girls aged 11 to 18) and Ark King Solomon Academy (boys and girls from 2 to 18). Many Camden parents choose to privately educate their children, and there are many independent preparatory and secondary schools in the area.

Locals and tourists come to visit Camden Market and the many live music venues in Camden. Music venues include The Underworld, beneath the legendary World’s End Pub, Koko and The Roundhouse. There’s also a cinema in Camden and several gyms.

Camden has some of London’s most famous green spaces. Primrose Hill offers superb views across London and Regent’s Park has miles of footpaths through pretty gardens and open spaces. In the summer months, there is an open-air theatre and you’ll also find London Zoo there too. Access the Regent’s Canal towpath from Camden Lock to stroll towards Little Venice in Paddington.

Architecture: Camden offers a mixture of Georgian townhouses, Victorian terraces, and Edwardian mansion blocks. The housing stock includes converted flats within older buildings as well as newer purpose-built apartment complexes. The area features numerous canal-side properties, many converted from former industrial warehouses into stylish living spaces.

The most sought-after properties can be found on streets surrounding Regent’s Park, such as Albert Terrace and Gloucester Avenue. These streets feature elegant period properties, many with original features preserved. Around Camden Lock, you’ll find former industrial buildings transformed into spacious lofts with high ceilings and large windows.

Development in Camden: Several notable developments have changed Camden’s landscape in recent years. The King’s Cross regeneration project has brought contemporary apartment buildings, office spaces, and leisure facilities to the southern part of the borough. Coal Drops Yard, a Victorian coal storage facility, has been reimagined as an upmarket shopping quarter with residential units nearby. The ongoing Camden Goods Yard development is creating hundreds of new homes in a previously underused industrial space.

Property prices: According to recent data, properties in Camden sold for an average of £1.1m over the last year. Flats, the most common property type, averaged around £845K, while terraced houses reached approximately £1.7M.
